Posted May 16, 2019 11:56:10A real estate agent in Scottsdale, Arizona has spent months crafting an online marketing plan that includes a $15,000 ad campaign that’s already been shared more than 200,000 times.
“It’s a lot of money for us, but I don’t see any downside,” said Craig Clements, who owns Real Estate Real Estate Marketing in Scottersdale.
The Arizona real estate market has seen record demand for homes in recent months.
A record 4.4 million homes were sold in February, according to data from Realtor.com, the nation’s largest home listing service.
In March, the first month of the year, a record 7.5 million homes and condos were sold across the state, up from 7.3 million sales in the same period in February.
In Phoenix, where Clements works, sales topped 1 million for the first time since the housing bubble burst in 2008, according a report from RealtyTrac.
In April, the median sale price in Phoenix hit $739,000, up 8 percent from the same month in 2016.
The real estate industry in Arizona has experienced a steep rise in interest and spending over the past year, with many homeowners eager to buy.
But Clements said his company has never seen a sale in which demand exceeded supply.
“The first time I’ve seen it, I think it was in a few years ago, when they were selling homes in the middle of the winter, when there was snowfall,” he said.
Real estate agents in Arizona are typically paid by the number of homes they sell.
However, Clements has had a few instances where sales exceeded the number that were purchased, but he said that’s been rare.
“If it happens, it’s a very rare thing, but it’s rare that we’ve seen that in the past five years,” he added.
The ad campaign includes a video of an Arizona realtor showing the home’s previous owner and a real estate listing that’s being done by the seller.
In that ad, the buyer’s name and address are spelled out in red.
Clements says the ad is a way to get the home “ready for sale.”
In Scottsville, Arizona, real estate is often a combination of single-family homes and condominiums.
There are two different types of properties in Scottingville: Single-family houses and condos.
One-bedroom and two-bedroom units are often sold at $300,000 to $500,000 and up, while four-bedroom condos can be as much as $1 million, depending on the size of the building.
There’s also an opportunity to make more money with one-bedroom homes.
The average price of a one-bedroom condo is about $1.2 million, according, Realty Trac.

But the buyer is not guaranteed a home.
If the seller does not agree to a sale within 30 days, the seller has to go through the entire process again.
Crickson said that, while it can sometimes be frustrating to have to negotiate with a seller for months, it can also be a rewarding experience when a buyer does come through.
“You get to see all the potential,” Cricksons said.
“What I like about it is that you get to have a look at it first hand and you can see what the house is for,” he continued.
“And I like that because it gives you an idea what the potential is for the property, what the real estate value is for that property.”
Realty Trac also provides free phone consultations for buyers of one- or two-beds.
They also offer a listing service for those interested in purchasing condominium and single-home homes in Scottedale.
Crickson has also created a Facebook page for Arizona homes to be sold.
It has more than 2,000 members, including the seller and Clements.
Coolsons said he has been able to get more people interested in real estate in Arizona than he ever had in Phoenix.
“We’re starting to get a little bit more interest, and we’re seeing a lot more sales than we have before,” Clements added.
